Instead of relying on outdated commission structures, I use a more transparent and flexible model.
My Standard Buyer Fee
For most buyers:
$5,000 covers the complete purchase process for one property,
including showings for up to 5 homes before you choose the one you’d like to purchase.
If we need to view additional homes beyond that, a small per-showing fee applies to account for the additional time involved.
If a contract falls through and we continue searching, we simply structure the agreement fairly based on the additional work required.
Most importantly:
Your fees will never exceed 3%.
In reality, the vast majority of buyers pay significantly less.
Every buyer situation is unique, and commissions are always negotiable. We can structure an arrangement that makes sense for your specific goals and circumstances.
“But Doesn’t the Seller Pay the Buyer Agent Commission?”
Traditionally, yes.
But the process has changed substantially in recent years.
Today, sellers are no longer automatically agreeing to pay a buyer agent commission upfront through the listing agreement. Instead, buyer agent compensation is negotiated directly within the purchase contract.
That creates opportunities for smart buyers.
How Lower Buyer Agent Fees Can Save You Money
Imagine a seller receives two nearly identical offers:
- same purchase price
- similar terms
- similar financing
But one buyer is requesting substantially less buyer-agent compensation.
Which offer do you think leaves the seller with more net proceeds?
Usually, the lower commission offer becomes more attractive.
That can help your offer stand out — even against competing buyers.
A Real Example
Let’s say you’re buying a $500,000 home.
The seller expects they may need to pay:
3% buyer-agent compensation = $15,000
Now imagine you submit an offer:
- $10,000 below asking price
- while only requesting a $5,000 buyer-agent fee
From the seller’s perspective:
They’re netting essentially the same amount they expected.
But as the buyer:
- you purchase the home for $10,000 less
- reduce your loan amount

At today’s interest rates, saving $10,000 on purchase price can easily translate into:
